Etobicoke is undergoing a transformation thanks to a unique partnership. Grand Central Mimico by Vandyk Properties is a massive, mixed-use development whose heart will be a modern reconstruction of the Mimico GO Station. The first phase, The Buckingham has launched for sale with 3 towers north, central (both SOLD OUT) and the new release of the the third and last tower of the first phase, South Tower is coming on May 4th, 2021.
The entire project will consist of more than two million square feet of mixed-use development that will span four city blocks and be anchored by more than 1.85 million square feet of residential space. There will be nine buildings and about 2,500 to 3,000 homes.
Vandyk partnered with Metrolinx on the integration of the GO Station into the project, with two underground tunnels connected to the residential buildings.
The transit-first design is a binding agreement between the developer and Metrolinx and this partnering with a private-sector builder to deliver various transit facilities within a residential development is the first arrangement of its kind.
In addition to the new Mimico Go Station, the developer is building pickup-and-dropoff zones and parking for commuters, as well as café spill-out areas and new tunnel accesses to platforms. On Metrolinx’s end, it’s part of the push for improved service along the Lakeshore West line that will see trains running every 15 minutes instead of on the half-hour. A new Ontario Line, with a proposed 15 stations that will link the Go Station to the TTC, is also underway and will improve connectivity to other parts of the city. Commuters will get from Oakville to Clarkson to Port Credit to Long Branch to Mimico much faster.
Development to take place over 15 years, the master-planned community by Vandyk Properties in the Mimico Triangle will result in nine towers on 55 acres. The transit-oriented project will be spread out over two million square feet of mixed-used development, spanning four city blocks.
The project’s first phase is The Buckingham Condos, designed by Kohn Architects and SvN. Its brickwork, steel awnings, black mullions and cross bracing nod to the area’s industrial past along the Lakeshore West rail line. The architecture itself is an elongated warehouse-style podium topped with three towers of varying heights.
In total, there will be 751 units across the buildings. To animate the street level, the developers plan to fill the base with retail — approximately 20,000 square feet of it — set to include a grocery store, restaurants and roughly 30,000 square feet of office space.
Units at The Buckingham — the north tower is 12 storeys, the central is 26 and the south is 37 — named for its location at Buckingham and Newcastle streets, start in the $400s, with construction scheduled to begin in 2023.
Interiors by Figure3 will be bright, airy and modern. Outdoor spaces will be outfitted with barbecues and firepit lounges; other amenities include a social club with brass accents, two fireplace lounges, a sports lounge, a virtual golf simulator, movie rooms, wraparound terraces and party rooms. A 7,500-square-foot wellness centre will have a gym, yoga space and steam rooms.
As of April 2021, the North and Central towers of the first phase The Buckingham are SOLD OUT. The third and last South Tower will be released for sale on May 4th, 2021.
