What is the standard lease length?

The standard length is a one-year lease agreement. The tenants can choose to sign a longer lease if the Landlord is in agreement with all terms.

What are the benefits to leasing With TCI?

The leasing process for Landlords or Tenants isn’t as simple and straightforward as many might assume. Working with an experienced realtor like the TCI team ensures that your interests are protected and that you have the right agreement in place. We’re well-equipped to manage your rental needs, whether you’re a landlord looking to rent out your home or a tenant looking to acquire a new space!

How long before moving should I start to look for a new rental?

Since the minimum notice to terminate a lease is 60 days, you’ll find most rental listings have a move-in date within the next 60 days or less. If you’re looking to move into a rental, we recommend beginning your search at least one month before your planned move-in date. If you’re currently renting, make sure to hand in your 60-day notice to avoid overlapping your lease terms.

Do you charge a fee for finding a rental home?

Our services for renters are free! Your future Landlord will cover all commissions for the rental agent, which means you don’t pay any fees to agents.

Can you negotiate rental rates with a Landlord?

Yes, renting is a significant financial commitment, so it’s important to take the steps necessary to ensure you’re paying a rate that is the best deal possible. When negotiating rent, research the local market and find out how much similar properties are renting for – this will give you a realistic starting point in your negotiations. Before beginning negotiations, be prepared to compromise if you want to reach an agreement. Most importantly, put your final agreement in writing to protect your interests and avoid any miscommunication.

How can I book a rental viewing?

All in-person viewings require scheduled appointments. Once we understand your criteria, we’ll work with you to schedule a convenient time for both you and the Landlord.

What is the tenant screening process?

Tenant screening is a critical step in the leasing process. Landlords want to rent their property to capable tenants who will be respectful, communicate well, and most of all, pay their rent consistently and on time. The typical screening process involves authenticating a renter’s identity, financial information, and references. Government-issued IDs, financial records, and letters or phone numbers from previous Landlords are all common things that can be part of a screening.
